Here are a few examples of the many ways we can help
each other:
- RETIREMENT ACCOUNTS:
Some people have 401k’s, Roth IRA’s, or other retirement accounts
that, quite frankly, tanked. What you might not know is that you
can “self-direct” your retirement funds into real estate without
taking it out of your retirement account. You need to move your
retirement account to a company that allows this happen. Companies
that do this include Equity Trust, Pensco, and Entrust. It doesn’t
make a difference to us which you choose, but we’ve worked most
frequently with Equity Trust.
After setting up your account with the self-directed company, you
can invest with our company at 7-10% fixed interest annually. We
secure this loan by purchasing property at a huge discount and giving
you a promissory note and a deed of trust recorded against the property.
By partnering with us in this way, you are able to significantly
increase the value of your retirement accounts. In fact, if funds
are secured at 7-10%, the value of a account would double every
7 years. It sure beats the guess work and gamble of trying to
time the stock market!
- CASH: Other people
have simply loaned us cash that they had in their bank or parked
in Certificates of Deposit or other investment accounts that they
wanted to earn a higher, more consistent yield on. We currently
pay 7-10% annually.
- HELOC’s: Other partners
of ours have borrowed money from their home’s equity using a Home
Equity Line of Credit, and then loaned it to us to purchase property.
By borrowing at approximately 5-6% annually, and loaning to us at
10% they have been receiving monthly income from the equity in their
home that was previously sitting idle…doing nothing for them. We
are paying some people over $1000 per month in scenarios like this,
and for years they had just been letting their equity sit idle.
What could you do with an extra $1000 per month? Is your home’s
equity working like that for you?
- CREDIT: Other people
have expressed interest in partnering with us using their good credit
– right now a score above 720. These partners don’t necessarily
have access to capital, but their credit and income is good, so
we work with them to earn capital passively. We typically give these
partners 25% of the equity in a property in exchange for them refinancing
a 7-10% interest loan that we currently have on the property into
their name on a lower interest loan. This allows us to get higher
cash flow on that property and re-use that under-lying private capital
to do additional deals. For the credit partner in this case they
are given partial ownership of the property and will receive a check
for 25% of the equity ($5,000-20,000) in generally 2-3 years when
we resell the property for a profit.
- OTHER: Above we
explained 4 ways that people can partner with us passively, meaning
we do all the work and they bring their credit, cash, or retirement
accounts and get well compensated. We also partner with people in
various ways who have experience and time, or other resources to
bring to the table on deals that we do. We bring a lot of expertise
and resources into partnerships and we receive great value in return
from our partners’ expertise and resources. We are open and willing
to discuss virtually any type of partnership arrangements. We feel
that by joining with many people in a common goal we can all achieve
exponentially greater results.
